Terms & Conditions
The agreement between you and Investment Finance Hub when you use this website or engage our services. Two things matter most and they are up front: nothing here is a personalised recommendation, and using the site means you accept these terms.
Last updated: 1 September 2026 · Version 3.6 · These terms apply to investmentfinancehub.com. Separate written engagement terms govern advisory, tax and insurance work; where they conflict with these terms, the engagement letter prevails for that engagement.
1. Agreement and eligibility
By accessing or using this website you agree to these Terms & Conditions. If you do not agree, do not use the site. You represent that you are at least 18 years old, able to form a binding contract in your state of residence, and — where you submit an enquiry for a loan or insurance product — that the information you give is yours or you are authorised to submit it on behalf of a joint applicant.
Investment Finance Hub is a fictional demonstration website published for portfolio purposes. It is not a registered broker-dealer, investment adviser, lender or licensed insurance agency, and it does not enter into contracts with visitors. If you are reading a real deployment of this template, replace this paragraph with the entity's legal name, jurisdiction and regulatory status before going live.
2. What we do — and what we do not do
We describe six service lines on this site: Personal Loan Services, Mortgage Loan, Credit Loan, Tax Advisory, Wealth & Investment Planning and Insurance Services. Publishing them here is information about a business, not an offer to contract with any particular person, and not a suitability determination for you.
We do not accept applications, execute transactions, or file tax returns through this website. Contacting us via a form or the contact page starts a conversation; a service only begins when both parties sign an engagement letter or a credit application.
3. No financial, tax or legal advice
All material on this site — including the blog, the indicative rate table on the home page and every calculator-style illustration — is general educational information about money. It is not personalised advice, it does not take your circumstances into account, and you should not act on it as though it does.
Investing involves risk, including loss of principal. Past performance does not indicate future results, and any figures shown, such as growth over twenty or thirty years or "average score uplift" statistics, are illustrative examples built on stated assumptions that may not hold. Nothing here is a recommendation to buy, sell or hold a security, to refinance, or to open or close a credit account. Tax outcomes depend on your facts and on law that changes; insurance benefits depend on the policy wording. Before making a decision, obtain advice from a licensed professional who has reviewed your own documents.
4. Website content and its accuracy
We try hard to keep content correct and current: rate indications are reviewed on the first of each month, service descriptions at each quarterly partner meeting, and legal pages at least annually. That said, this website may contain typographical errors, outdated pricing or figures drawn from a lender's or carrier's own materials, and we do not warrant completeness or accuracy. Content may be changed, corrected or removed at any time without notice.
Where an article, table or FAQ states a figure, that figure is an example unless it is expressly labelled as your quote in a signed document. Examples are illustrative and are not promises of an outcome.
5. Rates, quotes, approval and availability
Rates shown are indicative and vary with the prime index, Treasury yields, your credit profile, loan-to-value, term, occupancy, documentation and current lender overlays. Advertised or displayed rates are not offers, may not be available on the day you read them, and assume pricing conditions stated in the accompanying footnote.
- Loan approval is at the lender's sole discretion. Meeting our stated criteria does not guarantee approval, the quoted amount, or the quoted rate.
- Rate locks are governed by the lender's lock agreement, not by anything on this site; expiry, extension fees and re-lock rights exist only in that document.
- Insurance availability and pricing depend on underwriting by the carrier. A policy audit produces information, not an entitlement to cover.
- Tax engagements are priced per the schedule published at the time of the engagement letter, and additional work such as amendments or notice response may be billed separately.
6. Acceptable use of the site
You agree not to: copy, scrape, mirror or systematically download content or blog articles for republication or to train a model; use automated tools to submit forms, create accounts or query the site at a rate that burdens it; interfere with security, authentication or accessibility features; upload or transmit malware, or anything unlawful, infringing, harassing or that you have no right to share; attempt to obtain other users' data; or misrepresent your identity or your affiliation with us.
We may suspend or block access that breaches this section, and we report unlawful conduct to the appropriate authority where we are required or permitted to do so. Fair-use rights such as quoting a short excerpt with attribution and a link remain available to you; commercial redistribution of the site's articles requires our written permission — ask at info@investmentfinancehub.com and we usually say yes to educators and local press.
7. Forms, enquiries and consent
When you submit an enquiry you represent that the details are accurate and that you consent to us contacting you by the channels you select, including phone, SMS and email at the numbers and addresses you provide, including any mobile number that may be subject to standard messaging charges. Consent given for one enquiry is not consent for unrelated marketing.
You may withdraw marketing consent at any time using the unsubscribe page, by replying "UNSUBSCRIBE" to any email, or by telling us by phone or post; service-related messages about an open file continue while that file is live. Do not send us passwords, account PINs, full Social Security numbers or medical records through website forms — the security channel is explained on the contact page, and if you send those items anyway we will delete them and tell you we did.
8. Newsletter terms
The Friday Brief is free, sent at the frequency and topics you chose on the subscribe page, and may be discontinued or changed at our discretion. Every edition carries an unsubscribe mechanism, and opt-outs are honoured promptly. We do not sell or share subscriber addresses; how we handle them is described in the Privacy Policy. Newsletter content is educational and, again, not personalised advice; some editions reference products or partners, always without paid placement.
9. Fees, billing and payment
Any fee for a real engagement is stated in the signed engagement letter before work begins, and we do not add charges that are not in that letter. Indicative prices on this site — for example flat plan fees or return preparation ranges — are illustrative for the current market and are quoted to you formally at onboarding.
- Advisory fees are billed quarterly in advance, pro-rated on mid-quarter termination; no termination penalty applies.
- Tax engagements are billed on filing, or monthly under a retainer, with the fee schedule disclosed up front.
- Loan placement may involve a lender-paid commission where permitted; where it does, we disclose the amount in writing beside the recommendation and rebate a share by default.
- Insurance compensation is embedded in premiums by carriers; audits are offered at no charge, which is how we expect to earn the ongoing renewal.
- Invoices are due within 15 days. Overdue balances accrue interest at 1% per month or the statutory maximum, whichever is lower. Disputed line items are discussed before anything is escalated, and we never suspend access to your own documents over a fee.
10. Engagements, obligations and termination
You agree to provide accurate, complete and timely information, to review documents before signing, and to tell us promptly when something material changes — a job loss, a new dependant, a marriage or divorce, a property sale, a health event. Most bad financial outcomes we have seen trace back to stale information rather than to bad analysis.
We agree to act with reasonable care and skill, to keep your information confidential as described in the Privacy Policy, to disclose our compensation, to put material recommendations in writing, and to answer within one business day on working days.
Either party may end an engagement by written notice at the end of a billing quarter. On termination we export your file — plans, returns, summaries and rate history — at no charge within five business days, and we refund any prepaid fee for the unexpired period. Certain clauses survive termination: confidentiality, intellectual property, disclaimers, limitation of liability and governing law.
11. Third parties, links and tools
This site links to lenders, carriers, custodians, map providers and other destinations, and may embed third-party content. We do not control and are not responsible for their content, pricing, service, privacy practices or any loss arising from dealing with them. Their own terms apply the moment you click through. Any mention of a product or company is descriptive and not an endorsement, and absence of a company is not a criticism of it.
12. Intellectual property
All original content on this site — articles, illustrations, page design, code in css/style.css and js/main.js, and the "Investment Finance Hub" and "Friday Brief" names — is our property or that of our contributors, protected by copyright and trademark law. You may print or share individual pages for personal, non-commercial use, and may quote short passages with attribution and a link. You may not republish whole articles, scrape the site, or use our brand or materials in a way that suggests we endorse you or your products.
Bootstrap and Bootstrap Icons are used under their respective open-source licences (MIT) with fonts under the SIL Open Font License; third-party assets remain the property of their owners. If you believe content on this site infringes your rights, email info@investmentfinancehub.com with the specifics and we will respond within five business days.
13. Disclaimers
The site is provided "as is" and "as available", without warranty of any kind, express or implied, including merchantability, fitness for a particular purpose, title and non-infringement. We do not warrant that the site will be uninterrupted, error-free, secure, or that defects will be corrected; that any figure, rate or projection will be achievable; or that your use of the site will produce a financial benefit. We are not responsible for losses caused by events outside our reasonable control, including outages affecting our hosting, telephony or upstream providers.
14. Limitation of liability
To the maximum extent permitted by law, Investment Finance Hub and its officers, employees and contributors are not liable for indirect, incidental, special, consequential, punitive or exemplary damages — including lost profits, lost savings, lost data, or business interruption — arising from use of this site or reliance on its content, even if we were told of the possibility. Our aggregate liability for any claim arising from the website is limited to $500.
For a signed engagement, liability is limited to the fees paid for the specific service in the preceding twelve months, except where the law prohibits limiting liability for fraud, wilful misconduct, personal injury arising from negligence, or other non-excludable categories. Some states do not allow certain exclusions, so parts of this section may not apply to you; in that event liability is limited to the greatest extent your state allows.
15. Indemnity
You agree to indemnify and hold us harmless from third-party claims, damages and reasonable legal costs arising from your breach of these terms, from information you submit that is inaccurate, infringing or unlawful, or from your misuse of the site or of content you obtained from it. This obligation does not apply to claims caused by our own negligence or wilful misconduct, and we will notify you promptly of any indemnity claim and let you participate in its defence where you reasonably wish to.
16. Governing law and disputes
These terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law rules, and the state and federal courts located in Butler County, Pennsylvania have exclusive jurisdiction, except where mandatory consumer rules in your home state provide otherwise. Before filing anything, both parties agree to try to resolve the dispute in good faith by written notice followed by a genuine discussion within 30 days; small disputes are resolved by a single neutral arbitrator under AAA rules in Pennsylvania where either party prefers it, and you may still use your state's consumer-protection agency or a small-claims court.
Nothing in these terms waives your right to participate in a class action brought by a regulator, limits rights that cannot lawfully be limited, or requires you to give up a claim you did not know you had — if a clause here would do so, that clause is severed and the rest stands.
17. General provisions
- Changes. We may update these terms; material changes are posted here with a new date, and for existing clients emailed 30 days ahead where we hold an address.
- Assignment. You may not assign these terms without our consent; we may assign them in connection with a reorganisation or sale of the practice, with notice to you.
- Severability. If a provision is unenforceable, it is modified to the minimum extent needed and the rest survives.
- Waiver. Our silence is not a waiver; a waiver is effective only in writing.
- Entire agreement. These terms plus any engagement letter and the Privacy Policy are the whole agreement about the website, superseding prior statements on the subject.
- Notices. To us at the office address or info@investmentfinancehub.com; to you at the email or postal address you last gave us.
- Accessibility. We aim for WCAG 2.2 AA on these pages. If something blocks you, tell us and we will fix it or provide the information another way.
